According to the San Antonio Business Journal, the most affordable large Texas city for housing is San Antonio, which ranked seventh most affordable in a study by Bizjournals that compared housing costs and income levels in the 95 U.S. metros with populations above 500,000. The study used statistics from the 2005 American Community Survey, conducted by the U.S. Census Bureau.

Forbes.com cited the Alamo City as an area whose housing prices did not overheat during the housing boom and as a result, the market is experiencing growth and interest among homebuyers. It’s no wonder – the current price of an existing single-family home is a genuine bargain at $182,211 according to the San Antonio Board of Realtors (SABOR). SABOR also indicated that price appreciation continues to show a steady increase in the value of homes in the area.

Market Pulse

Describing the San Antonio home buying market as vibrant, strong, healthy and affordable, Travis Kessler, CEO of SABOR, said that San Antonio is one of the most affordable metropolitan areas in the state and in the country. In fact, according to C2ER’s ACCRA Cost of Living Index for the first quarter 2008, San Antonio’s housing costs are 22 percent below the national average.

SABOR’s Kessler said that if you compare San Antonio’s average price to other Texas cities, it’s clear that comparable housing is higher in other parts of the state. He noted that year-to-date statistics show Collin County had the highest average home price in Texas at $251,100, followed by Austin at $237,300, Dallas at $212,400 and Houston at $200,100. Outside of Texas, the median price is double, if not triple in high-cost cities such as Boston, San Diego, San Francisco, Washington, D.C. and Honolulu.

Compared to other U.S. cities that are experiencing real estate market slowdowns, San Antonio is faring well, Kessler noted. “San Antonio is the No. 2 recession-proof city, according to a survey completed by Forbes.com. All real estate is local, and San Antonio has weathered the national housing crisis quite well. We continue to have job growth, price appreciation and affordable interest rates. All combined, the San Antonio real estate market is performing very well in comparison to other parts of the country. 2008 is performing closer to 2005 levels, which ranked as San Antonio’s fourth-best real estate year on record,” Kessler said.

Who’s Buying?

According to the “Profile of Home Buyers and Sellers – Texas Report,” Kessler said that approximately 37 percent of homebuyers in the city’s 2007 market were first-time homebuyers with an average age of 32. In Texas, with similar numbers for San Antonio, 63 percent of home purchasers were married couples, followed by single females at 22 percent, single males at 9 percent and unmarried couples at 5 percent.

What Homes are Selling?

There are a wide variety of homes that are attracting buyers in San Antonio. Among them, noted Kessler, are luxury homes, downtown historical homes, rental properties, single-family existing homes and new homes. As for prices, Kessler said you’ll see a wide range. “Sixty-six percent of sold, existing single-family home properties to date are in the price category of $180,000 or less. Further, 55 percent of listing inventory falls in that same price range.”

In the last several years, Kessler said there has been an increased interest in garden homes and condominiums. In addition, he noted that gated communities continue to be popular in new and existing neighborhoods. On the average, 30 percent of homes sold are new, while 70 percent are previously owned homes, Kessler added.

Location

As one would expect, location continues to be the driving force when consumers are purchasing a home. Factors that make a difference in the selection of the home include the quality of the neighborhood, convenience to work, affordability, convenience to family and friends and the quality of the schools. 

Kessler noted that the Northwest sector of San Antonio continues to rank the highest in the number of sales of existing single-family homes, followed by the North Central sector north and south of Loop 1604. Future growth areas include the Boerne area, Schertz/Cibolo and New Braunfels/Canyon Lake.

“San Antonio is also experiencing high-growth figures in sales for downtown living,” Kessler said. “Both rental and purchased units are making a big impact in the quest for downtown living. This is just the beginning of a booming new real estate market in downtown San Antonio that is bringing a standard of luxury living at a price point we have not experienced in the downtown residential real estate market.”

Housing Style Trends

Regarding style trends in home buyer purchases, Kessler noted that buyers want oversized garages, updated kitchens, baths, pristine conditions and a perception of value.  Hardwood floors, upgraded appliances, open living space and backyard living areas continue to rank high in home searches.

“Green building is gaining attention and interest,” Kessler said. This includes improving ways homes use materials as well as water and energy. “We are seeing an increasing trend in consumers wanting to lower utility bills, lower water consumption, protect the environment and increase energy efficiency.”

A great resource for those in the market for a new home is the Greater San Antonio Builders Asscociation’s (GSABA) new headquarters and facility. In addition to providing an information center, prospective homeowners can find literature and brochures about new homes on the market as well as information about home builders in the area.

“Consumers are starting to utilize the new facility,” said Mike Hollaway, 2007 GSABA president and owner of Hollaway Custom Homes in San Antonio. “Interest will continue to grow with time as people become aware of what we have to offer. Consumers can pick up floor plans and brochures from many of our builders in San Antonio.There is actually a plan room where they can drop off their plans and have builders bid on the job. There are also other opportunities for consultation and information through the GSABA,” Hollaway said.

North

Many newcomers to the San Antonio area are moving to neighborhoods in the northern section of the city. Among the reasons are access to plentiful, affordable housing options, proximity to the South Texas Medical Center, other major employers and good school districts.

Bella Sera, formerly known as the Abbey, is a new garden home and townhome community conveniently located minutes away from Loop 1604 and IH-10. The gated community offers a low-maintenance living for active lifestyles.

Belterra is a gated community with amenities including a neighborhood swimming pool and cabana, along with an outdoor recreation area. The community is conveniently located and is serviced by Comal ISD.

Blackhawk is within a beautifully designed master-planned community that is located in the highly desirable North Central area of San Antonio. The community offers a peaceful Hill Country setting and is near the proposed PGA Tour Golf Resort. Blackhawk greets homeowners with a dramatic stone entry tower and miles of beautiful walking & biking trails, large open green spaces and a community park with a children's play area and an open pavilion.

Bluffs at Canyon Springs is located in the beautiful Hill Country within the master planned Canyon Springs community that includes the Canyon Springs Golf Course and an amenity center with a swimming pool.

Bulverde Gardens features garden homes from the mid $200s. Amenities include dramatic archways, decorative ceilings, well-appointed interiors and relaxing courtyards on select plans. Students are served by North East ISD.

Bulverde Village is located off of Bulverde Road just minutes north of Loop 1604. The community is in the Comal ISD and offers a community pool and cabana.

Canyon Springs is located within the master planned Canyon Springs community where families can enjoy the Canyon Springs Golf Course as well as an amenity center with swimming pool.

Creekhaven is situated in the highly desirable master-planned community located in the highly desirable North Central area of San Antonio. The community offers a peaceful Hill Country setting and is near the proposed PGA Tour Golf Resort. Creekhaven offers walking and biking trails, large open green spaces and a community park with a children's play area and an open pavilion.

Encino Ridge is located off of Highway 281 at the Stone Oak Parkway intersection. This location is inside the highly rated North East ISD. Encino Ridge features a community playground and park.

The Estates of Lookout Canyon Creek is a master-planned community of Lookout Canyon. The neighborhood offers the convenience of the nearby city with the beauty of the Texas Hill Country. Residents can easily walk to the community pool or the nearby M.H. Specht Elementary School, which is part of Comal ISD.

Fox Grove off of Bulverde Road is convenient to shopping centers and restaurants as well as the San Antonio International Airport. Also close by is  Canyon Springs Golf Course - nominated Best New Course 1998 by Golf Digest and Golf Magazine.

The Heights at Las Lomas features great city views and quiet, secluded streets. Residents enjoy easy access to great shopping and dining plus major area employers. Students at The Heights at Las Lomas attend North East ISD schools.

The Heights of Lost Creek is a community situated off of IH-10, near Boerne. The community offers residents a series of larger homes, and there are no city taxes.

Iron Mountain is very close to both Loop 1604 and Highway 281, making for an easy commute to work in northern San Antonio. North East ISD is an award-winning school district that services the community.

Lakeside at Canyon Springs is off of Overlook Parkway and Canyon Golf in northern San Antonio. It has easy access to Highway 281. The community features a pool, cabana and playground. Comal ISD serves Lakeside, and the elementary school is less than one mile away.

Mesa Grande is in the prestigious master planned development of Stone Oak and offers a community pool, a recreation center and is serviced by North East ISD. Terra Bella is a new community near the Stone Oak area. Located off Hardy Oak Boulevard (just north of Wilderness Oak), this area boasts North East ISD schools, mature trees and no city taxes. The outstanding amenity center will feature a pool, pavilion, a playscape, grill and a fireplace.

Trinity Oaks is located six miles outside of Loop 1604 and 13 miles from Loop 410. With no city taxes, the community is serviced by Comal ISD. Grocery shopping and golfing are nearby and North Central Baptist Hospital is located six miles from the community. Among the community amenities are a recreation center with a junior Olympic-sized swimming pool.

Located in Boerne, the Trails at Herff Ranch offers a Hill Country lifestyle with hiking and biking in the community and proximity to the Cibolo Nature Center. Home exteriors include clay, stucco and natural quarried stone, 9-foot ceilings are standard, and Boerne ISD services the community.

Northwest

Along with many housing options, the region is close to major employers, including USAA and Valero. Family attractions in the area include Six Flags Fiesta Texas and Sea World. Westover Hills is also located here, which is a large scale, master planned, mixed-use development and close to many new growth-generating companies.

Alamo Ranch is San Antonio’s largest and most unique master planned community in San Antonio, offering residents easy access to Hwy. 151, Loop 1604 and Loop 410. The area is served by Northside ISD.

The neighborhood of Amhurst is located near Loop 1604 on Potranco Rd. Close by is Lackland AFB, Sea World and retailers such as HEB Plus and Super Wal-Mart. The community amenity center features a pool with lifeguard and a playscape.

Bavarian Forest is heavily treed with running trails throughout and offers a peaceful atmosphere with a Hill Country feel. This community will feature an amenity center with sport courts and playground. It’s located one mile outside Loop 1604 and Northside ISD services the community.

Bridlewood Park is situated amid rolling hills, near Loop 1604, and IH-35. Residents are just minutes away from fine dining, shopping and major employers. Judson ISD services the community, which is inside the city of Live Oak.

Cobblestone is conveniently located in northwest San Antonio, offering homeowners a new collection of home designs. Nearby are The Shops at La Cantera, Six Flags Fiesta Texas and Sea World. Amenities underway include a pool, pool house, sports court and a playscape.

Cordillera Ranch is an 8,600-acre master planned community in Kendall County, east of Boerne. The community offers 1 to 10-acre homesites, with some including Guadalupe River frontage or hilltop views. A major centerpiece of the ranch is a 7,477-yard Jack Nicklaus Signature Golf Course, one of only a few in Texas. Georg Ranch is located near IH-35 and Loop 1604, providing convenient access to major San Antonio employment centers, New Braunfels and Austin.

Grandview is a beautiful new community off of Kyle Seale Parkway on the northwest side of San Antonio. The amenity center includes a community pool and clubhouse, sport court and a playground. Just south of Grandview will be the home of a brand new Northside ISD Middle School, and the community is heavily treed with views of the city.

Limestone Ranch in Boerne offers easy access to IH-10. Shopping at La Cantera and other stores is close by as well as restaurants. Three golf courses are in the vicinity and family attractions, such as Six Flags Fiesta Texas are also within easy access. The community is served by Boerne ISD.

The Ranch at Iron Horse Canyon is a new section in the master planned community of Iron Horse Canyon. The community offers homeowners a community pool and cabana, nestled close to The Ranch. The homesites are approximately one-half acre, and some are larger.

Located in northwest San Antonio, The Preserve at Alamo Ranch is part of the largest master planned community in San Antonio. Homeowners can enjoy a private community with a gated entrance, a community center, a swimming pool and a playground. Northside ISD services the community.

Northeast

This growing area is close to Randolph AFB and within easy access to San Antonio from IH-35. North East ISD serves the area, and there are plenty of shopping areas and restaurants. Many housing options, including acreage properties, are available.

Auburn Hills at Woodcrest offers home owners shopping, recreation and easy access to major interchanges like IH-35 and State Loop 1604 make the Auburn Hills at Woodcrest community one of the most desirable and convenient neighborhoods in the city of Live Oak. Auburn Hills at Woodcrest is located within the North East ISD, and shopping and recreation are nearby with the outlet malls in New Braunfels and San Marcos, the Retama Park Race Track and the Guadalupe River.

Conveniently located near Loop 1604 and IH-35, Bridlewood Park is minutes away from fine dining, shopping and major employers. Living in the city of Live Oak, residents have access to Judson ISD.

Chasewood is a new neighborhood offering spacious homes and ample amenities at an extremely affordable price. Located in the Judson Independent School District, Chasewood is convenient to Ft. Sam Houston and downtown.

Located in the Hill Country, Cibolo Canyons is a gated master-planned community conveniently located to schools and shopping. Cibolo Valley Ranch is conveniently located between San Antonio and New Braunfels in Cibolo, four miles off IH-35. New homeowners in Cibolo Valley Ranch also benefit from lower taxes and reduced insurance rates. Schertz-Cibolo-Universal City ISD services the area.

Fairhaven, located in Schertz, has easy access to IH-35. Located between New Braunfels and San Antonio, Fairhaven is an ideal place to live and from which to commute into town. Schertz/Cibolo/Universal City ISD serves Fairhaven.

Set amidst rolling hills, Glenloch Farms offers the convenience of city living without paying city taxes. Nearby are Converse, Kirby and Shertz along with quick access to IH-10 and 1604. Judson ISD services the community.

The Knolls of Woodlake is a new-gated community located in the well-established area of Woodlake and within walking distance to Woodlake Hills Middle School. Adjacent to the prestigious Woodlake Golf Course, the community is minutes from downtown, Randolph Air Force Base and the new Rackspace corporate office.

Kramer Farm is conveniently located off of IH-35 and Schertz Parkway. This master-planned community features a park, pavilion and playground and is near local shopping and area amusements. Kramer Farm is also nearby to such large employers as Randolph Air Force Base.

Loma Alta Estates offers homeowners laid-back charm close to the city along with easy access to shopping, medical facilities and employment centers. Judson ISD services the community.

Mesa Oaks is a highly acclaimed Schertz community near active walking trails and a planned city park. The neighborhood is close to IH-35 and minutes from Randolph Air Force Base, restaurants, shopping and grocery stores.

Located in New Braunfels, Mill Creek Crossing offers easy access to Texas 46 and IH-10. Several golf courses are nearby and five miles away is the 400-acre Lake McQueeney. Texas Lutheran University is in the vicinity, and the community is served by Navarro ISD.

The community of Miramar is minutes from IH-10 or IH-35 on Loop 1604, and  Randolph Air Force Base is nearby. The community is served by Judson Independent School District and shopping and dining is minutes away at the Forum.

Located just a few miles off IH-35, the Mockingbird Heights community is a prime location for residents who work or play in Austin or San Antonio or who simply enjoy coming home to the small town atmosphere of New Braunfels.

Oak Meadows Estates offers easy access to IH-35 and U.S. 281. Grocery stores and shops are nearby and two golf courses are within five miles. Canyon Lake, an 8,240-acre lake, offers many outdoor activities. Schlitterbahn Waterpark and Natural Bridge Caves are also within the vicinity. Comal ISD is the local school district.

Royal Ridge’s location close to IH-35 and 410 provides easy access to Randolph Air Force Base, downtown and San Antonio International Airport. Shopping, dining and entertainment are also close by. North East ISD services the community.

Spring Tree offers a country-like atmosphere close to the city. The community is in the Schertz-Cibolo-Universal City ISD. Homes have fully sodded front and rear years and are equipped with Whirlpool ranges and dishwashers.

The Terrace at Bentwood Ranch is a comfortable yet affordable community providing convenient shopping, fine dining and proximity to quality schools.

Located in the excellent Schertz-Cibolo School District near Randolph AFB, the Trails at Brentwood Ranch offers the city conveniences of nearby shopping, dining and access to local employers, all with a country feel.

Vintage Oaks at the Vineyard is a master-planned community in the Texas Hill Country in New Braunfels, Texas. Buyers can choose from an impressive variety of one- to three-acre hilltop, pond side or wooded homesites to build their dream home selecting their own builder. Among the amenities include high-speed fiber Internet, multiple playscapes for children and a resort-style swimming complex with at least three pools and a lazy river. West

This part of the city is experiencing rapid growth, and it’s no wonder with the many affordable housing options available. Military families are attracted to the location, with Lackland AFB nearby. Because of the active real estate market, retailers have responded by opening locations in the area, including HEB Plus, Super Wal-Mart and others.

Bella Vista features winding greenbelts and beautiful landscaping along with a playground and a multipurpose swimming pool. Close by are family attractions, including Sea World, Six Flags Fiesta Texas and The Golf Club of Texas. Northside ISD services the community.

Redbird Ranch is a new, state-of-the-art community that offers an impressive list of amenities for the whole family, including a recreational center with exercise room, dining room, meeting room, lap pool and a large children’s pool. Also included are sport courts, a disc golf course, pavilion, playground as well as an extensive trail system.

Stonewall Estates is a gated community located just across from Dominion Country Club and near the IH-10 corridor. The neighborhood is bordered by Friedrich Wilderness State Park.

The Summit at Alamo Ranch is one of the largest master-planned communities in San Antonio. While the community provides natural landscaping and wildlife, it is conveniently located near the Westover Hills employment area, Lackland Air Force Base, The Shops at La Cantera and is a short drive to the Medical Center and USAA area. Northside ISD is currently building new elementary and middle schools.

The Trails at Alamo Ranch is part of a new master-planned community in the fast growing northwest area of San Antonio. This community is located just outside of Loop 1604 and Highway 151 and is minutes from major employers, shopping and entertainment.

Westbury Place is close to Lackland Air Force Base, Port San Antonio, Loop 410, Hwy. 90 and Loop 1604, making it within easy access to all parts of San Antonio. Also nearby are restaurants, shopping and a variety of entertainment options. Northside ISD services the area.

Westover Woods is located northwest of downtown and adjacent to the prestigious Hyatt Hill Country resort and golf course, offering an unparalleled lifestyle in a resort setting. Westover Woods is a gated community with heavily wooded home sites.

Wolf Creek is a beautiful community offering homes ranging in size from 1,306 to over 2,701 square feet, providing homebuyers with a sense of neighborhood with all the conveniences of city living that are only minutes away.

South and Southeast

In this section of the city there are historical San Antonio missions and a long-established Hispanic community. South Park Mall is located here as well as Brooks City-Base. In late 2006, Toyota completed its manufacturing plant where Tundra full size pickup trucks are manufactured. More than 1,900 people are employed at the 2,000-acre site.

Surrounded by rolling meadows, Greenway Terrace offers country-like surroundings and no San Antonio city taxes. East Central ISD services the community, which is convenient to major attractions, including the Alamodome and the Rivercenter Mall.
